This little project has consumed A LOT of our time and energy. Aside from the house, we set up an LLC to serve as property management. This included going back and forth with the state on a name, finding an attorney, a PO Box, setting up a bank account and website.
We put a lot of offers on a lot of houses before landing this one in Spring Branch. We started marketing efforts a few weeks before closing. A yard sign provided about 3 - 5 calls a day, but <surprisingly> Craigslist brought the most qualified buyers.
After closing, we Taylor installed blinds, installed an over the stove microwave, installed a garage door opener and planted new boxwoods and roses. My primary job included getting contractor quotes. We installed a completely new HVAC system, replaced the electrical supply and panel, replaced the bathroom fixtures and isolation valves and did massive tree trimming. The aforementioned was completed between our Monday, 3/12 closing and yesterday when we gave our tenant the keys (11 days).
We are really happy that we bought our first investment property, and we're really, really glad to have the work behind us for a while.
